The Benefits of Using a Buyer’s Agent!

As a consumer, how often do you buy real estate property?  Once, twice, maybe three times in your lifetime? Purchasing real estate is a complex transaction with many details to be handled. Typically the seller will be represented by an agent. Don’t you want to have fair representation as well?

Using a Buyer’s Representative offers the consumer many benefits. A Buyer’s Representative will:

  • Evaluate the specific needs and wants of the buyer and locate properties that fit those specifications.
  • Show properties in the price range (determined by lender) and locale the consumer has determined.
  • Assist in viewing properties and either accompany the client on the showings or preview the property on behalf of the client to ensure that the identified specifications are met.
  • Research the selected properties to identify any problems or issues to help the consumer in making an informed decision prior to making an appropriate offer on the property.
  • Advise the client on structuring an appropriate offer by providing pricing and negotiating advice with a Competitive Market Analysis to establish value which ensures you make the offer based on accurate up-to-date information.
  • Present the offer to the seller’s agent and seller on client’s behalf.
  • Negotiate on behalf of the buyer client to help obtain the identified property.
  • Review and explain all legal documentation to their buyer client.
  • Make recommendations and assistance in securing appropriate financing for the selected property.
  • Provide a list of potential qualified vendors, e.g. movers, attorneys, and carpenters, if these services are needed by the consumer.
  • Help arrange desired or needed inspections which could include a home inspection, mechanical, environmental, pest, and/or water & septic.
  • Accompany the buyer to closing and assist in closing procedures and the possession of the buyers new home.
  • Knows what’s involved and helps the transaction proceed in a timely manner!

When you have a Buyer’s Agent you are armed with knowledge & experience and you can be confident that you will be fully represented throughout your real estate transaction.
